Keyword research
Seller-intent keywords drive the cash-buyer business:
- "sell my house fast [city]"
- "we buy houses [city]"
- "cash for homes [city]"
- "sell inherited house [city]"
- "probate property sale [city]"
- "avoid foreclosure [state]"
- "sell house as-is [city]"
- "divorce property sale [city]"
- "vacant house buyer [city]"
- "tax delinquent sell [city]"
Research tools: Ahrefs, SEMrush, Ubersuggest. Look at search volume, keyword difficulty (KD), and competitor ranking pages. Target long-tail keywords (5+ word phrases) early — lower competition, higher conversion.
Local SEO foundation
- Google Business Profile. Verify, complete, optimize. Categories: "real estate agency" or "real estate investor." Service-area coverage for cities served. Reviews — ask every closed seller.
- NAP consistency. Name, Address, Phone — identical across every citation (GBP, BBB, Yelp, YellowPages, LocalChamber). Mismatches dilute signal.
- Local citations. Submit to 30–50 local directories. Moz Local, Yext, BrightLocal manage bulk.
- Review acquisition. Ask every seller post-close. Text them the GBP review link within 24 hours. 4.5+ stars is threshold for ranking.
- Local backlinks. Get linked by local newspaper, neighborhood blog, BBB, chamber of commerce, local REIA.
Content strategy
- City pages. "We Buy Houses in [City, State]." One page per service city. Unique content (not boilerplate duplicate), local details, testimonials from that city, neighborhoods covered.
- Neighborhood pages. Sub-city targeting. "Sell Your House in [Neighborhood], [City]."
- Niche pages. "Sell Inherited House in [City]," "Avoid Foreclosure in [State]," "We Buy Water-Damaged Homes."
- Long-form blog content. 1500–3000 word guides. "Complete Guide to Selling Your House to an Investor in [City]," "How to Stop a Foreclosure in [State]."
- FAQ pages. Schema-marked FAQ addressing common objections. Google featured-snippet opportunities.
On-page SEO
- Title tag 50–60 chars — primary keyword + location + brand
- Meta description 150–160 chars — compelling + call-to-action
- H1 matches search intent — includes primary keyword
- H2/H3 subheadings with related keywords
- Internal linking from pillar pages to cluster content
- Image alt text with descriptive keywords
- URL structure: /we-buy-houses-[city]/ not /page-123/
- Schema markup: LocalBusiness, FAQ, HowTo
- Canonical tags to prevent duplicate-content issues
Technical SEO
- Core Web Vitals. LCP (Largest Contentful Paint) < 2.5s, FID/INP (interactivity) < 200ms, CLS (layout shift) < 0.1. Google ranks pages that meet thresholds.
- Mobile-first. 60%+ of traffic mobile. Responsive design, tap targets sized correctly, no horizontal scroll.
- HTTPS. SSL certificate required.
- XML sitemap. Submit to Google Search Console.
- robots.txt. Allow crawl of public pages, block admin/staging.
- 404 handling. 301 redirect broken or moved URLs.
- Page speed. Compress images, lazy load, minify CSS/JS, CDN.
Link building
- Local citations. BBB, Yelp, YellowPages, local chamber.
- Guest posts. Local neighborhood blog, real estate blog.
- HARO (Help A Reporter Out). Journalist queries — respond with expert quotes, earn bylines and links.
- Unlinked brand mentions. Find articles mentioning your company name without link — request link.
- Digital PR. Story pitches to local media. "Local investor helps families avoid foreclosure" — human-interest angles.
- Avoid. Bought backlinks, private blog networks, link farms — Google penalty.
Carrot / InvestorCarrot platform
REI-optimized WordPress template. $119–299/month depending on tier. Pre-built page templates (home, about, how-it-works, testimonials, areas served, blog), SEO best practices, lead capture forms, CRM integrations. Strong out-of-the-box for wholesalers without web development skills.
Trust signals
- Real photos of team (not stock)
- Before/after rehab photos with addresses
- Testimonials with names, photos, video
- BBB rating (A+/A)
- Years in business
- Number of houses bought
- Phone number prominent
- Google review link embedded
- Privacy policy and terms of service
Common pitfalls
- Thin duplicate content. Same boilerplate across 50 city pages with only the city name changed. Google penalty / de-index.
- Keyword stuffing. Forcing keyword into every sentence. Unnatural, penalty.
- AI content without editing. Google EEAT (Experience, Expertise, Authoritativeness, Trustworthiness) penalties for thin AI content. Human editing and unique perspective required.
- Bought backlinks. Manual action penalty, painful removal process.
- Mobile broken. Desktop-only site. Mobile-first index. Invisible on phone searches.
- Slow site. 5+ second load. Core Web Vitals fail. Ranking capped.
- No tracking. No attribution on leads. Don’t know which channel works.
- Ignoring GBP. Google Business Profile is 40–60% of local ranking. Neglect = no local visibility.
