This Refund Policy explains when and how refunds are issued for charges made through foreclosureengine.com. It should be read alongside our Terms of Service.
1. Subscriptions Are Monthly and Non-Refundable
Foreclosure Engine subscriptions are billed monthly on a per-State basis. All subscription charges are final and non-refundable, including partial months. When you cancel, your access continues through the end of the current paid billing period and does not renew. We do not prorate unused days.
You can cancel anytime from your account dashboard. We recommend cancelling before your next renewal date if you do not want to be charged for another month.
2. State Claims and Founding Seats
Founding-seat reservations lock in a promotional rate for a specific State. Reservations and the first month's charge are final and non-refundable. Seats are limited and offered on a first-come, first-served basis — charges are non-refundable whether or not the State has launched data coverage at the time of purchase.
If you cancel or let a founding subscription lapse, the founding rate is forfeited. Reactivation is billed at the then-current standard rate.
3. Exceptions We Will Honor
We will issue a refund in the following limited circumstances:
- Duplicate charge. If you were billed twice for the same subscription period due to a technical error, we will refund the duplicate.
- Unauthorized charge. If a charge was placed on your card without your authorization (for example, account compromise), contact us immediately. We will investigate and refund verified unauthorized charges.
- Platform unavailable for the full billing period. If the Platform is entirely unavailable for a full monthly billing period due to a failure on our side, we will refund that period on request.
- Where required by law. We will honor any refund rights that cannot be waived under applicable consumer-protection law in your jurisdiction.
4. What We Do Not Refund
- Partial months after cancellation
- Months during which you had access but did not use the Platform
- Dissatisfaction with data accuracy, coverage, or deal availability (the Platform is a data tool, not a guarantee of outcomes — see our Terms, Section 6)
- Charges older than 60 days at the time of your refund request
- Founding-seat reservations and the associated first-month charge
5. How to Request a Refund
To request a refund under one of the exceptions above, contact us through the channels at foreclosureengine.com within 60 days of the charge. Include the email on your account, the approximate date and amount of the charge, and a brief description of the issue.
Approved refunds are issued to the original payment method through Stripe. Processing typically takes 5–10 business days to appear on your statement, depending on your bank or card issuer.
6. Chargebacks
Please contact us before initiating a chargeback with your card issuer. Most billing questions can be resolved directly and quickly. Chargebacks filed without first giving us an opportunity to resolve the issue may result in suspension of the associated account.
7. Changes to This Policy
This policy may evolve as the Platform does. When we make a change, the updated version is posted here and the "Last updated" date above is revised so you can always see which version is current. Any charge you've already been billed for is handled under the policy that was in effect on the day of that charge — later changes are never applied retroactively to past payments.
